Crunching 3rd Gear

I am currently looking at a EK civic with a d series engine, the car is great apart from one issue. it crunches into 3rd gear only.
It's a manual car and I did a quick Google search online and it seems to be a common issue. Apparently it's either the gearbox oil or the synchro needs replacing, or maybe worse. However, I don't know how long the problems been there and if the 'more damage' has already been done.
Is there a way to tell without taking it apart? Would it be affecting more gears?
